How to Stock a Midterm Rental for Less: My Sale-Shopping Restock Strategy

Target Circle Deal Days. Amazon Prime Day. Costco Member Appreciation Days. For those of us who love a good deal, these sales feel like the marathon we've been training for. I love creating beautiful, luxury-feeling spaces for guests. I also hate paying full price for just about anything. There's something about buying an item knowing it'll be on sale next week that gives me the ick. When you own a furnished rental—whether it's a midterm rental or an Airbnb—you aren't just buying everything once. You're also planning for the inevitable replacements. Towels get stained, sheets wear out, pillows lose their shape, and kitchen items break. It's simply part of hosting.

That's why one of the most valuable things you can have is a well-stocked restock closet. Yes, it should include essentials like toilet paper and cleaning supplies, but it should also have replacement towels, sheets, duvet inserts, pillows, shower curtains, and other frequently used items. Even with wonderful guests, these items won't last forever.

For bedding, I like to have one extra "active" set for each bed. That way, during a turnover, I can make the bed immediately while the used linens are in the wash. Then I keep another one or two brand-new replacement sets in my restock closet. For a new property, that usually means purchasing three to four sets of sheets per bed. I use this same approach with towels and other items that are refreshed or replaced between guests.

At first, that might sound excessive. But when you buy during major sales, it actually saves money—and gives you peace of mind. This week, for example, Target had 40% off their Threshold Hotel Collection 800 Thread Count cotton sheets. I picked up four sets of white queen sheets for about $50 each instead of the regular $85 price. That's roughly $140 in savings, and now I won't have to think about replacing sheets for quite a while. The key is planning ahead. Instead of waiting until something is ruined and paying full price because you need it immediately, you already have a replacement on hand that you purchased at a significant discount. Stocking your rental with high-quality items doesn't have to break the budget. By planning ahead, watching for major sales, and gradually building your restock closet, you really can have both a luxury guest experience and a budget-friendly business.
