Expect the Unexpected

Written by: Rene

This week we had the plumbing inspection for the rental, which means we're continuing to make progress on the basement project. That's the good news. As part of the inspection process, the water for both units had to be shut off for 48 hours. Since the upstairs unit is occupied by a long-term tenant, that meant the family needed somewhere else to stay while the work was completed.

Thankfully, the landlord happened to have another furnished unit nearby, which made relocating the tenant relatively easy until the water was turned back on. It was a good reminder of something that applies to every landlord and host. No matter how proactive we are, unexpected situations are going to happen. Even with the best of efforts a plumbing leak appears out of nowhere, the HVAC decides to quit during the hottest week of summer, or a tree falls on the property after a storm. The list of potential surprises is endless. As hosts it is on us to manage the crisis as quickly as possible, while keeping in mind the wellbeing and experience of our guests.

If one of your properties became temporarily uninhabitable tomorrow, what would your backup plan be for relocating your tenants or guests?

It's not the most exciting part of being a landlord, but having a plan before you need it can make all the difference.

I’m so glad you found your way to this little corner of the hosting world. Here’s to better Midterm rentals (and expecting the unexpected).
